Planning
Tellamco
Construction will assist the client in putting together a team of
architects and engineers most qualified for the project. We will also
provide support for owners, design teams, or contractors in the areas
of constructability review, value engineering, and document control.
Feasibility is always a consideration for any project. Our staff will
put together reports outlining issues such as cost, construction
schedule, environmental obstacles, zoning, and permitting. Early
discovery of any of these items presenting a problem will save the
owner both time and money.
Schematic
Estimating
With project
delivery time becoming faster and faster, any delays along the
development/ design phase of the project can be detrimental. Tellamco
Inc. provides cost estimating early on in the project design phase so the
owner can be sure that the project budget is still on target. By
monitoring the cost as the design progresses, major redesigning of the
project can be avoided. To redesign a project uses up considerable
time and financial resources.
Construction
Management

Inc. begins a project our clients can be assured a qualified construction
management team is going over each phase of the project from start to
finish. Our skilled management team has a proven track record of
bringing projects in on time and on budget. This is made possible in
large part because of the continuous monitoring by Tellamco's on site
construction managers who have extensive knowledge of the hospitality
renovation industry. These Tellamco employees oversee manpower,
quality control and daily scheduling, as well as managing unforeseen
obstacles that may arise during any phase of the construction process.
This all translates into a smooth continuous flow of communication
between management and labor resulting in more productivity and
efficiency while limiting valuable lodging downtime. By maintaining
these qualified on site construction managers, Tellamco Inc. can offer a
guaranteed bid pricing that provides each client the security of
knowing their project will not unexpectedly overrun tight budget
constraints.
Negotiated
Contract
Tellamco prefers to
utilize negotiated contracts allowing the client the luxury of
avoiding the whole bid process. The benefits of the negotiated
contract include time savings as well as financial savings. Normally a
contractor with a proven track record and previous experience working
with the client is selected. Once selected, Tellamco will help with
time saving short cuts. Typically the plans do not need to be as
detailed for negotiated work as they would for a competitively bid
project. This is another place to save time and resources.
Design-Build
This
contracting mechanism provides the client with a single point of
contractual responsibility for all design and construction matters,
thus improving the coordination between architect and contractor. This
approach may benefit the client in terms of improved time and/or
reduced cost. Using this method, the owner is often relieved of
responsibilities including design oversights and unforeseen
conditions.
Quality
Control
Quality control
services are an integral part of any Tellamco project. Our on site
employees and Construction Management team constantly review and
maintain a proactive punch list in every phase of operation from start
to finish. This ensures the job is done right the first time. With
approximately 30% of the work done directly by company employees,
Tellamco can maintain the high levels of customer satisfaction
expected on every project we undertake. Rest assured no project,
regardless of size, will pass the demanding Tellamco quality control
standards until it has been checked and verified by experienced
company employees. A full Quality Management Plan covering both design
and construction functions, on and off site, including but not limited
to designing, procuring, shipping, handling, storing, sampling,
fabricating, installing, constructing, assembling, inspecting and
testing by in-house personnel or an independent third party consultant
is provided where required to maintain the overall quality of the
project.
